New property agency in the New Town

A new property agency has just opened in Stockbridge, inspired by the Dutch concept of ‘niksen’.  Edinburgh Business and Lifestyle asked Ben Di Rollo, co-founder of the agency, what it’s all about:

“Having worked in the property industry for years, I realised that there was a gap in the market for a property business that goes beyond the traditional methods of property buying and selling,” he explains:

“The concept of niksen is rooted in the Dutch philosophy of doing nothing, to reduce stress and create space for calm. We’ve taken inspiration from this to shape our approach at Niksen Property, though it’s not about doing less, rather it’s about handling more of the process for our clients, so they don’t have to.” 

“There’s not one single thing that sets us apart from other agencies, but the combination of many factors that enhance the service we offer. We aim to reduce stress by managing as much of the process as possible in-house. From our photographers and media-management team, to our support with removals, painters, decluttering specialists, and more, we handle the finer details to make the entire experience smoother and less overwhelming.

“By managing the process from start to finish, rather than simply listing a property and leaving it on a portal, we ensure that every home is presented and promoted in the best possible light.”

Location was key for the agency, as Ben says: “We’re on a busy street with high footfall and with an open outlook on the corner. The shop is in a great position to showcase our clients’ properties too; we’ve maximised the glass frontage with a huge screen that gives our clients great exposure.”

And there are already plans in the works for more Niksen shops in the city: “We are looking at a few options in the south side of Edinburgh. Our plan is to open a branch network across Edinburgh and further afield,” he explains. 

Summing up the agency’s ethos, Ben says: “We genuinely believe in creating a strong, personal connection with our clients, and we back that up by ensuring that every member of our team has a vested interest in the business.
