First phase of build-to-rent homes in Bonnington now complete

Build-to-rent (BtR) property developer, investor and operator PLATFORM_ has taken handover of the first phase of its BtR development in Edinburgh’s Bonnington area.
The first phase of the Edinburgh scheme has now been completed, with 365 apartments available for rent.
Completion of the development, delivered by contractor GRAHAM, will bring 464 homes to the capital, including 116 intermediate-market-rent (IMR) properties.
PLATFORM_ said that the Bonnington site is the only new BTR development to launch in Edinburgh this year. It operates the largest BTR scheme in Scotland, of 498 apartments at Anderston Quay in Glasgow.
The company reported that 80 per cent of the IMR apartments in the first phase are already pre-let, representing 17 per cent of the total phase-one apartments. The remaining 99 open-market and IMR apartments are expected to launch before the end of 2024.
Amenities include a gym; yoga studio; co-working space; lounge; private dining room; screening room; spin room; guest rooms; outdoor landscaped areas; and a soft-play room and outdoor play area.
Sustainability is also a focus of the development which features solar panels, electric-vehicle charging stations for all residents and mechanical heat-recovery systems in every home.
A new riverside walk and park have been created, and the development also contains four new commercial units, as well as a new access road connecting Anderson Place and Bonnington Road Lane.
Residents will also benefit from discounts from local businesses, such as the Port of Leith Distillery and Razzo Pizza Napoletana.
Jean-Marc Vandevivere, chief executive at PLATFORM_, said: “PLATFORM_’s latest development in Edinburgh will enhance the vibrant Bonnington area with tech-enabled, well-priced housing that is in strong demand across the city.
“The high level of demand is evident, with all available one-bed and two-bed IMR homes now reserved.
“With close to 1000 BtR units operational in Glasgow and Edinburgh by the end of the year, we look forward to finally getting clarity on the regulatory front from the Scottish government. This will hopefully allow us to start investing again into new projects and deliver even more much-needed rental housing across Scotland.”
The development was forward funded by European residential real-estate company, Heimstaden Bostad.
